What are the essential regulations for the development of agricultural lots?
For lots outside of the metropolitan area, the most recent bylaw states that:
- Lots must be at least 5000 sqm.
- One main house of up to 300 sqm is permitted.
- Main house can be a maximum of two stories high.
- Total square footage may not surpass 10% of your lot’s area.
- You may only build other homes (as staff housing) and other structures related to agricultural use.
The market cost for building a beautiful villa in Santa Teresa is $1200 per sqm. We offer an opportunity for you to have your home built by the Yoko team at 20% markup, which means that we will charge $1440 per sqm for a turn-key villa.
Yoko Village sells a 3-BR villa (120sqm) on a 1,000sqm commercial lot for $808K in Phase IV. Ready homes on 5,000sqm lots are currently being sold in Santa Teresa for $900K – $2.5M.
According to Yoko Village’s CEO, Liran Rosenfeld, “Ocean view lots in Santa Teresa, where you can just see the blue, go for $350k onwards. Actually, most of them are actually between $400k-$550k. As for prime ocean views, the cheapest one that I’ve seen in the whole area is $600k and they actually go for $700k and up. The market fluctuation has been incredible because right now we’re seeing that soon there will be no more ocean view lots available. Once the buyers who bought ocean view lots for $500k want to resell, they will resell them for over $1M, which is the expected ocean view lot price in Santa Teresa next year. Because of this reason, it is clear that the prices that are sold at Yoko at Playa Carmen are incredibly below market price and hence represents the very best deal right now in the market”.

First Come First Served Lot Assignment
At this time, the lots have not yet been divided (this will happen in the coming months). Right now, your investment will operate on a first come, first served basis for lot selection. Once the lots have been segregated, each investor will be contacted in the order they came to select their lot. Once your funds have been accepted by the Escrow company, you will be handed your place in line for the lot selection. For the sake of transparency, we will use a simple Google Sheet, so that everyone who is buying in can see their place in line.
The Fine Print
The pricing information that is included here is for the first 15 lots that we sell on this property at Phase 1 rates. Sales will open for Yoko at Carmen on Monday, August 30th at 12:00pm CST. After 15 lots have been sold, with the deposits received in full, we will temporarily close sales. We will re-open with Phase 2 after 14 days.
Due to the fact that this property has not yet been surveyed using modern standards, we are investing substantial amounts of money into a team of expert engineers, architects, topographers, geologists, designers, and environmental specialists to survey the land over the next few weeks. This detailed and complex process is essential for us to thoroughly understand the environmental, developmental, and legal circumstances of the project. Through this research, we will also find out if each anticipated lot can in fact be divided lawfully, have an access road developed, and be connected with water, electricity, and internet. This is happening at the same time as the fundraising process, and we want to be transparent about what this means.
Basically, there are two boxes that must be checked for us to finalize the purchase of this land:
- We must obtain $5M in our escrow account from the first buyers of the project.
- We must receive the green light from our entire team working on the land survey, with approval and support for our design plan.
If these two requirements are not met, the escrow company (Geldstuck, S.A.) will return the deposits to each individual investor.
How many lots can I buy?
You can purchase as many as you want.
What is the minimum cost of buying in?
The minimum investment is $125,000 for a lot tucked into the jungle.
When do I pay and to whom?
Full payment is required immediately to secure your place in line for lot selection. This is an investment group, which allows members to choose lots based on the order of payments received. Payment is made through an Escrow company.
What is the expected timeline?
By December 15th, 2021, you will be able to select your lot(s) according to the order of investment. Once you have chosen your lot, you can submit construction blueprints for your home. We are happy to take care of all bureaucratic procedures for you.
When do I need to pay for the development costs?
6 to 8 months from purchase date.
If I buy a lot, can I sell it immediately?
Yes, you may sell your lot once your lot assignment has been confirmed. Additionally, you can also sell your rights at any point in the process.
When I purchase a lot, what exactly am I getting?
You’re getting a 5,000 sqm lot with an access road that is established with water, electricity and internet.
