After spending the last week at the property and learning more about it, I’m excited to share more about how the vision is becoming a reality and how in July 2024, many of us from the Yoko community will be staying at our own Nature Hotel & Spa, made for our community!

Announcing also that Yoko Village’s first European Community Festival will host approximately 300 participants, and we’re excited to invite friends and neighbors from the locality. Vision

The vision for this community is to be open and borderless, have no hierarchy, and wear no masks. It’s important for us to invite the local community of the people living in and around Zutphen. We want residents to be part of it, enjoy it together with our international crowd, make authentic connections, and enjoy the soon-to-be-built amenities, available to locals, expats and visitors.

Together, we will create a melting pot of wellness and inspiration at YokoVillage in Zutphen. This will include spending time together at events and workshops, and enjoying our spa, lake, and forest. Some of us will be swapping houses between our homes in Costa Rica, the US, Canada, and the rest of Europe. 

Our competitive Advantage 

Today, Yoko Village in Zutphen is a park. But it is not just another holiday park. It’s a place to indulge in a vibration that is co-created by a community of like-minded professionals, artists, and lovers of health and wellness.  

It’s  incredible that in The Netherlands there are 100’s of these parks. They usually have a nice design, sometimes mediocre, and aside from a restaurant, a pool, and a children’s playground, these parks offer no other amenities. The community sense is limited, and often they are cold and overall boring. Our intention is to inspire and create an easy-going, safe haven for anyone who feels attracted to it. A place with content that serves our community.

At the entrance, you’ll find the nature hotel. Here’s what you’re expected to see this summer:

Just 90 minutes drive from Amsterdam is Zutphen. This is truly a magical city. People are so nice and around Zutphen you can find so much nature. The fine town of Zutphen is only a few minute’s drive from YokoVillage where you can enjoy great shops, supermarkets, cafes and restaurants. The area is absolutely gorgeous.

It’s so easy to get away to anywhere in Europe as train stations connect you to everywhere you want to go.

At Zutphen, we met Merijn from the ecstatic dance community, which today counts 600 people who love to dance and are ready to connect with our international community.  We are arranging a special Yurt to dance holding up to 80 people. The Yurt will have the necessary heating to operate 12 months of the year and will accommodate members of this local community together with members of our international community.

Financially, we have these options:

Mortgages for buyers are available through a local bank.  Yes, we need to be smart about it as expats; we can only get financing as a group. Citizens can get everything financed—the purchase of the lot and the construction. Ex-pats need to come together and form a group to enjoy financing for the construction. 

Mortgages nowadays are offered between 6% and 7%.

 

Lots, sizes, and prices

  • Prices of land plots vary between 110K and 170K and range between 250-300 square meters.
  • Holiday homes up to 120 m2 per lot, 70 m2 max per floor. Up to 2 floors. Type: 1-2 bedroom homes.

 

How long does it take to build your home?

It takes 3-4 months to have these homes ready and waiting for you.

 

How many returns are expected when I Airbnb this home?

These homes are expected to generate an easy 8% annual return.

Appreciation of these homes is expected to grow significantly over the next 3 years.

 

Can foreigners get financing from a local bank?

Yes, they can! If they create a CV structure. For more details about the CV structure, you can learn more in this article

 

Here’s how the CV structure that I’m currently working on works:

  • We will commit a minimum of 680K Euro
  • Each investor will commit at least 120K Euro
  • Our investment group will form a company
  • Together, we will buy a minimum of 6 lots
  • We each choose the lot
  • We apply to the bank and get 60% – 70% of our construction cost paid by the bank
  • Mortgage for buyers at 6.2%

 

Costs:

  • Lots: 110K-170K
  • Homes: depending on the house, another 130K-250K (with 60% at least financed)

Since we are a community and some of us will buy lots and homes together, therefore we can come in at a smaller amount. Interested in buying a lot with fractional ownership? I’ll connect you with more members from the community interested in doing the same. What I love about investing at this stage is that the YokoVillage NL Fund allows anyone to invest in 10K certificates, on which you earn an annual interest rate of 13.5%, and later, you can convert this investment into equity or other words, choose a lot within the project. The market is with us.

The Netherlands, for its size, is actually way more populated than most cities in Europe. Currently, there is a huge need for housing that only going to grow over the coming years. Since 18% of the country is water, most places today that are not built actually can not get built because of permit laws, protection of nature, and water protection. 

All this makes me believe that our project is emerging in the right moment, and I’m truly excited about it.
